To the Honorable, Lairunya Maegmirion Hanalindur Telperin

The Honorable Baldarian Wolf has offered to rent you the SunWolf House, at the rate of 625 gp. per month. The SunWolf House is located just to the west of MidKeep Park, an upper-middle-class area of town. The house has three bedrooms, although one is currently being used as a study; the house also has a modest storage cellar.

If this is suitable, I will begin the paperwork immediately. In addition to the first month of rent, Mr. Wolf has asked for a one year safety deposit. I will handle the paperwork regarding extenuating damages, and so on.

Your Humble, All-Purpose lawyer,

Bicker Boffman

Sun-Wolf House
While the Sun-Wolf House has a stone structure, Baldarian has done his best to warm up the interior. Unless otherwise stated, all of the internal doors are oak-framed, sliding doors that are made out of a material that has the look and texture of thick, white, rice-paper. The material, of which you are unfamiliar, illuminates when lit (like a rice paper would), but allows virtually no light to pass through; the material is also slightly more sound proof than you would expect for rice paper. Each room, including 5 and 14, have a golf-ball-sized, natural crystal which emits natural light (note: not magical light). The crystal, of which you are unfamiliar, is set atop a slender, six foot, vertical column of light-colored oak (very similar in structure to a halogen lamp). The crystals have about a twenty-foot radius maximum, and brighten and dim when touched with one or two fingers, respectively (if you play with these, it appears that they are triggered by contact with live, biological material, where one point of contact brightens the crystal, and more than one dims the crystal; contact with three fingers, for instance, dims the crystal). All of the floors have been tiled with a light-colored oak. All of the windows are made of glass-steel - at four-foot square, these windows provide a tremendous sense of openness. All of the windows can be opened, but when closed are sealed to air and gasses. The windows leading outside do not have shutters, only an internal shade made of the aforementioned rice-paper material than can be pulled down for privacy. SunWolf has been specifically designed so as to be dissociated from the sewer. As such, the bottom of each toilet (in 3 and 11a) is lined with a thin layer of translucent crystal, which Baldarian tells you converts liquids and biological material to odorless oxygen. Baldarian assures you that the crystal, of which you are unfamiliar, is immobile, does not grow, and feeds on trace amounts of carbon dioxide for survival (and thus, won't die if left alone). It will, however, cause damage to organic material on contact (2-8 hp.), so "don't touch it." The translucent crystal is not visible to normal sight, assuming one is not closely examining the bottom of the toilet, and is not easily accessible, assuming one is not rummaging around in the bottom of the toilet. The crystals' fresh oxygen prevents the house from smelling musty.

The house, then, is partially furnished. Aside from the furniture in the guest bedroom, the house is devoid of furniture, art, and so on. You are free to design the house as you please, but Baldarian would rather that you did not alter the building's structure, or remove the doors or windows. The door material, the light crystals and the sanitation crystals are all knick knacks picked up from alternate planes, and he prefers that they not be sold, given away, etc. Baldarian suggests various types of, and locations for, floral arrangements, which he insists add to the beauty of SunWolf - yellows, golds and oranges go nicely with the light oak.

Finally, Baldarian tells you that SunWolf has been the life-long home of Amber, a small, stocky, golden labrador with a goatee. Actually, Amber is a Foo Dog that Baldarian rescued from certain death as a newborn on Arborea, and who Baldarian nursed back to health in SunWolf. Amber has always been free to leave, but has voluntarily stayed as SunWolf's protector. Baldarian has explained your arrival, and Amber is willing to stay if you will have him. You should feel free to decline, notes Baldarian, for he has plenty of room in his other house. Glenzor can be a dangerous place, however, and Amber has always proved a good protector. Amber is a 'good' creature, and unless Baldarian has read you incorrectly, there should not be a problem (of course, you may have problems if Amber decides that he doesn't like you in the future). Baldarian is pleased to help one of the remaining Elves in town, and encourages you to call on him if you are in the mood for intellectual conversation.

The rent is 625 gold per month, with a 7,500 gold damage deposit. Baldarian is vague with regard to specifics regarding major damages. You assume that he is responsible for regular wear and tear, and for damaging 'acts of God.' He remarks in passing that SunWolf means a lot to him, and that he hopes you will treat it as your own.

Floor Plan
1. Entrance Room: At 10x16, there is enough room for a couch, coffee table and central throw rug. The front door is an iron-banded, light-oak door, which is sealed to air and gasses.

2. Dining Room

3. Small Bathroom

4. Kitchen

5. Sun-Foyer: This sun-foyer extends up through the house to the roof. The portion of roof over this area on the second floor is made of glass-steel. There is a horizontal, rice-paper shade than can be drawn from the inside for privacy (if you are worried about roof prowlers, etc.). The floor separating the first and second floor is also glass-steel. Thus, sun is able to shine into both floors if desired. This effect is another attempt to 'open up' the house.

6. Stairs Down to Basement

7. Stairs Up to Second Floor

8. Amber's Bed

9. Double Bedroom: This room has two large, luxurious, light-oak bunk beds against the outside wall, and two light-oak closets.

10. Study

11. Single Bedroom: Linked to this bedroom is a large bathroom (11a), equipped with a large 4 x 8 foot tub.

12. Storage Spaces

13. Heavy Iron Door: Both of these doors are heavy, iron doors inlaid with gold and silver designs unfamiliar to you. Both doors are sealed to air and gasses. Baldarian prefers that the insets not be compromised.

14. Hallway

15. Lab: The lab is made of a darker stone that the rest of the house, and is currently empty, save wall shelving. You are free to design this room as you please, including removing the shelving. The door leading from 15 to 16 is a large, sliding, glass-steel door that is operated by a small gear system. Room 16, thus, is visible when the door is closed.

16. Portal Room: The portal room is made of the same dark stone as the lab. This room was used by Baldarian as a room for summoning planar portals (not creatures, but the hazard is always present). Currently, the room has been cleared out, and a giant floor rug covers the engraved square and circle in the center of the room. You are free to design this room as you please, but Baldarian would prefer that the engravings not be compromised.
